Tenant Criteria

Finding the right rental property can be difficult.  Anchor Real Estate & Property Management can help tenants find their dream rental property.

Thank you for looking to Anchor Real Estate & Property Management to provide you with a home.  The following are some of our criteria we look for when you are applying to rent a property.

  • Applicants must be able to verify 2.5 times the monthly rent in combined gross income. (ex. Monthly rent of $1200  X  2.5  =  $3000 gross (before taxes) combined verifiable income needed from all applicants 18 years and older.)
  • Good rental history showing timely payments, sufficient notice to vacate, no noise complaints, or illegal activities
  • Credit history must show no eviction filings for the past 5 years and no current bankruptcies.
  • No convictions of illegal manufacture or distribution of a controlled substance for a period of 7 years after release.
  • No sexual offenses ever

All applicants 18 years or older must complete a rental application.

In order to move into a rental property, the following are the required funds needed.

  • Application fee per person 18 years or older
  • Application fee per pet (if applicable)
  • First month rent
  • Security Deposit – minimum is equal to 1 month rent.  We reserve the right to require additional funds for the security deposit.
  • Lease preparation fee
  • Pet fee and/or pet deposit (if applicable)
