Marketing & Advertising
Because time is money; every day your property is vacant means money out of your pocket. Your property is marketed on high traffic websites for the public and fellow realtors to see. A 'For Rent' sign is placed at your property for those persons to see who are driving through the area. Our knowledgeable and experienced agents respond quickly to all inquires in order to detail your property and set showing appointments.
Our tenant screening includes credit history, criminal background, any prior eviction filings, rental history, Federal terrorist watch list, FBI most wanted, and sexual offenses. These are both seen on a local and national level in an attempt to get you the best qualified tenant.
Full Service Leasing
When the best qualified tenants sign the lease, with our attorney approved lease, all move in funds are collected in certified funds. This includes the first month rent, all security deposits, and any pet fees and/or pet deposits (if applicable).
Rents are due on the first day of each month with a two day grace period after. All rent proceeds are processed and deposited into your account by the 10th of each month. While our collection processes are tough, they are professional and follow the guidelines of Florida law. Tenants are given various ways to pay their rent so you can get your money on time. Each tenant is treated with respect and fairness in order to keep a positive relationship. A positive relationship can assist with timely rent payments and better care of your property.
Regular maintenance and upkeep is needed to maintain your rental property. We work with vendors who have shown us they are properly licensed and insured to perform the services we need. Because we limit how many vendors are approved for our Preferred Vendor list, the vendors are able to give us their most cost-effective pricing all while doing professional work.
Even when tenants are thoroughly screened and approved, evictions could still be necessary. Our agents are extremely knowledgeable about the state law requirements for an eviction process to begin. Should eviction be necessary, we will initiate the eviction process as quickly as possible so the property can be re-rented in order to minimize your vacancy period.
The property management software we use provides each owner a password protected online portal account. This allows the convenience for each owner to have instant access to your monthly statements, invoice copies, and tax documents.
